Market experiences a surge in investment properties for sale

Sidney Phillips has been instructed to market Great Bow Wharf, an attractive Grade II listed riverside property in the historic Somerset town of Langport.

Sitting on the banks of the River Parrett, close to the town centre, Great Bow Wharf is a little different from the usual commercial investment. The building is home to a mix of small businesses, office users, community space and the popular Kitchen at the Wharf Café.

Great Bow Wharf has an interesting history. The former warehouse dates back to the late 18th century and was once at the centre of Langport's busy river trade, with goods including timber, stone, salt, iron and corn passing through the wharf.

Much of the building's history has been retained and recognised as part of its later restoration. Original features including exposed beams, brickwork, timber floors and sash windows remain throughout, while several of the rooms are named after local families and goods connected with the river trade.

The building was restored and reopened in 2007 and today provides an interesting mix of commercial and community space.

Kitchen at the Wharf occupies part of the ground floor and provides around 40 covers internally, together with outside seating overlooking the river. The café is well established locally and also attracts customers travelling through the area.

Elsewhere, Great Bow Wharf provides a mix of offices, studios and meeting spaces, with nine office units alongside hot-desking facilities and community meeting space. Together with the café, the different uses have created a busy and varied commercial hub.

For an investor, the property provides an opportunity to acquire an established mixed-use asset with income coming from a number of different occupiers rather than relying on a single tenant, a trend which is becoming ever more popular on the open market.

Great Bow Wharf is being offered for sale off an asking price of £600,000.
