Thatched Warwickshire village pub comes to market on new free-oft-tie lease

A traditional thatched village pub near Rugby has come to market with an asking price of £18,500 for a new free-of-tie lease.

The Stag & Pheasant, at 27 Main Street in Newton, Warwickshire, is a Grade II listed property in the heart of the village, approximately three miles north-east of Rugby town centre. The business is being marketed through Sidney Phillips.

The pub currently trades on wet sales only, having stopped serving food in 2023, and offers an opportunity for an incoming operator to reintroduce a food menu.

The current operators took over in 2020, when the building underwent a refurbishment and redecoration programme. The particulars describe the property as being presented in very good condition, combining a traditional brick-built, thatched frontage with a more modern rear extension.

Inside, an open-plan lounge bar features a heavily beamed ceiling, a brick chimney and a central wood-panelled bar counter. There is seating for around 50 customers, together with a catering kitchen, still room/fridge store, small office and on-level cellar.

Outside, a lawned trade garden provides seating for up to 20, alongside a private garden, smoking area and a car park with space for approximately 18 vehicles.

Private accommodation is currently arranged as a one-bedroom first-floor flat and a ground-floor studio. The particulars also outline the potential to reconfigure the space into a single owner’s residence.

The pub serves a local village clientele and supports two bar skittles teams. Current opening hours are 4pm to 11pm Monday to Thursday, noon to 11pm on Friday and Saturday, and noon to 8pm on Sunday. Newton is approximately two miles from junction 1 of the M6.

The business is offered on a six-year, free-of-tie lease at an annual rent of £28,000.
