Sidney Phillips has completed the freehold sale of YHA Coniston Holly How, a landmark Lake District hostel brought to the market at an asking price of £895,000.
The sale followed strong levels of interest from the open market, reflecting the appeal of substantial hospitality property in one of the UK’s best-known visitor destinations. The freehold opportunity comprised the main 55-bed youth hostel together with Holly How House, all set within approximately 2.1 acres at the foot of the Coniston Fells.
Occupying an impressive Victorian country house, the hostel offered extensive guest and communal accommodation, including ten letting rooms, commercial and self-catering kitchens, a bar and restaurant area, lounges and generous outdoor space. The grounds included landscaped gardens, camping and picnic areas, a large patio and parking for around 20 vehicles.
Also included was Holly How House, a detached slate-built property arranged to provide guest and staff accommodation, with six bedrooms in total, private parking, a garage and garden areas. The breadth of accommodation and the property’s flexible configuration added to its attraction, alongside scope for alternative or complementary uses subject to the necessary consents.
Located close to Coniston village and Coniston Water, the property is ideally placed for access to the Lake District’s walking, cycling and watersports activities. The Old Man of Coniston and Coppermines Valley are both within easy reach, while Ambleside lies approximately eight miles to the north.
The successful transaction demonstrates continued demand for well-located leisure and hospitality assets with character, scale and development potential. Strong open-market interest throughout the marketing campaign underlined the enduring draw of the Lake District and the scarcity of freehold opportunities of this nature.
