The Kings Head is located in the village of Horsebridge on the outskirts of the historic market town of Hailsham, in the Wealden district of East Sussex. This desirable and ever expanding commuter town is located approximately 8 miles north of Eastbourne, 10 miles east of Lewes and 6 miles south of Heathfield. Within a 5 mile radius of the property there is an estimated population of 55,615 residents. Not only is this area a popular district in which to reside, it also boasts a number of tourist attractions including Herstmonceux Castle, Pevensey Level National Nature Reserve and Drusilla's Park.

The Kings Head lies a stones throw from the A22 trunk road which connects the south coast at Polegate to Surrey and London. The pub itself is situated on the A271, a busy arterial road running between the Hailsham Bypass to numerous residential areas as well as Hailsham town centre.

The Kings Head occupies a notable and prominent roadside public house on a highly visible corner plot. This substantial two-storey property is of brick construction, with part weather board elevations under a pitched tiled roof. The property has been heavily invested in benefiting from a new roof, three-phase electricity, full insulation, triple glazing, integrated fire system and boiler system.

    The Business

Our clients have owned and operated the Kings Head for many years and have taken a dilapidated roadside public house, invested into its infrastructure wisely and built a successful and ever growing business off the back of their hard work. The Kings Head is a multi-faceted business drawing trade not only from the local community but also those from the surrounding towns and villages. Its position on the A271 just off the A22 provides for strong levels of passing trade. The business is popular with its carvery and a-la-carte food offering and is a well known venue for holding events such as weddings and birthdays. With a crematorium nearby it is extremely popular for holding wakes.

It is our understanding that gross sales average in the region of £15,000 per week, split 35% to wet sales and 65% to dry sales. This is based off only being open 4.5 days a week, and with no website or proactive advertising. Further accounting details will be made available to serious parties following a formal viewing.

We are of the opinion that the Kings Head would well suit either an experienced owner operator or larger corporation with a tried and tested business plan and management structure. A new owner could greatly further the already impressive turnover by introducing a website, online advertising and social media to the business. In addition, the owner's accommodation could be converted into a holiday let or further letting bedrooms.
